Tenant FAQs

How do I apply for a rental?

Click on the "Available Rentals" page, find a property you’re interested in, and click “Apply Now.” You’ll be asked to submit an application, pay an application fee, and upload proof of income and ID.

What’s required to qualify?

We screen applicants based on:

  • Income (3x the monthly rent preferred)
  • Credit history
  • Background check
  • Rental references
We’ll review your full application before making a decision.
How do I pay rent?

Rent is paid online through your tenant portal using a debit card, credit card, or bank account. You can also set up automatic payments so you never miss a due date.

What do I do if I need a repair?

Log in to your tenant portal and submit a maintenance request. For emergencies (like flooding or no heat in winter), please call our 24/7 maintenance line immediately.

When is rent due?

Rent is due on the 1st of each month. Late fees may apply if payment isn’t received by the grace period stated in your lease.

Do you allow pets?

Pet policies vary by property. If pets are allowed, there may be breed/weight restrictions, a non-refundable pet fee, and additional monthly rent. Please check the listing or contact us for details.

What notice is required to move out?

We require a 30-day written notice prior to your lease end date. Be sure to submit your notice through the tenant portal or in writing, per your lease agreement.

What happens after I move out?

We’ll conduct a move-out inspection. Security deposits are refunded (minus any deductions) within the legal timeframe, typically 30 days in Georgia.

Can I renew my lease?

Yes — in most cases, we’ll reach out 60–90 days before your lease ends to discuss renewal options. If you're a good tenant in good standing, we’d love for you to stay!
