How do you find and screen tenants?
We use a strict screening process that includes credit checks, background checks, income verification, employment history, and rental references. Our goal is to place reliable, long-term tenants who treat your property with respect.
When do I get my rent payments?
We process owner payouts around the 10th of each month, after rent is collected and cleared. You’ll receive your funds via direct deposit along with a detailed owner statement.
What happens if a tenant doesn’t pay rent?
We follow a firm but fair process. If rent is late, we serve notices promptly and communicate with the tenant. If necessary, we begin the legal eviction process and handle all filings. If you’re enrolled in our Eviction Protection Guarantee, we cover the court filing costs.
Can I use my own vendors for maintenance?
Yes — if you have preferred vendors, we’re happy to coordinate with them. Otherwise, we use our in-house team and trusted local contractors to handle maintenance quickly and cost-effectively.
What do you charge for property management?
Our fees are competitive and transparent. We offer a flat monthly management fee, plus leasing and renewal fees. No hidden charges — guaranteed.
Do you inspect the property?
Yes. We conduct:
- Move-in and move-out inspections
- Quarterly walkthroughs
- Drive-by inspections as needed
You’ll receive photo documentation and a full report.
Can I cancel my agreement?
Absolutely. We offer a Satisfaction Guarantee — if you’re not happy with our service, you can cancel with no termination fees and no hard feelings.
